Denver Metro is showing real resilience heading into summer. April closed with 4,018 sales — up 9% from March — and the median price held firm at $600K. Inventory is building (11,270 active listings) but the $600–799K range is absorbing it fast. Buyers who are ready are still competing.

Detached homes are back to 18 median days in MLS — a dramatic recovery from January's 56-day peak. Attached homes at 32 days are also snapping back. The sub-$600K detached market is the most competitive segment.
